How far in advance should I book a real estate photo shoot in Miami?
Most listings are scheduled within the same week, and we regularly accommodate next-day requests when a slot is open. For standard MLS photography, two to three business days of lead time is usually enough to secure your preferred morning or afternoon window. Larger productions that combine photography, video, drone, and a 3D tour, as well as shoots that require sunrise or twilight timing, should be booked about one week ahead because those windows fill first. Peak season in South Florida runs from January through April, so if your listing goes live during those months we recommend reserving the date as soon as the property is close to photo ready.
What is your turnaround time?
Standard delivery is 24 to 48 hours from the time of the shoot for photography, and same-day delivery is available on request when your listing needs to go live immediately. Video, 3D tours, and full property films involve editing, color grading, and stitching, so those deliverables typically follow within a few business days of the photo gallery. Every project is delivered through an online gallery with MLS-sized and full-resolution files, ready to download and publish.
What happens if it rains on my shoot day?
South Florida weather changes quickly, so we monitor the forecast on the morning of every shoot. If conditions will affect the quality of the images, you can reschedule at no charge up to one hour before the appointment time. In many cases we still complete the interior photography as planned and return separately for exteriors, drone, and twilight coverage once the sky clears. Aerial capture is always subject to FAA rules, airspace restrictions, and safe flying conditions, and we will never fly when it is unsafe to do so.
Do I need to be present at the shoot?
You are welcome to attend, but it is not required. Many agents provide lockbox or gate access and receive the finished gallery without ever visiting the property. If you cannot be there, share the access details, parking instructions, and any specific rooms, angles, or features you want emphasized when you book, and our photographer will follow that shot list. If the property is staged or a specific listing narrative matters to you, being on site for the first fifteen minutes is usually enough to align on priorities.
How do you handle occupied or tenanted properties?
Occupied homes and tenanted rentals are a routine part of our work. We ask that the owner or tenant be notified in advance and that the home be prepared before we arrive, since our photographers do not move furniture, personal belongings, or valuables. Light adjustments such as opening blinds, turning on lamps, and moving small countertop items are handled on site. What is included in the property website?
Most of our listing packages include a dedicated single-property website that presents the photography, video, aerial imagery, and 3D tour for that address in one branded page you can share with buyers or link from the MLS. Do you shoot in Broward and Palm Beach counties?
Yes. Our home base is Miami Beach, and we cover Miami-Dade, Broward, and Palm Beach counties as part of our regular service area. That includes Miami, Miami Beach, Coral Gables, Key Biscayne, Aventura, Sunny Isles Beach, Fort Lauderdale, Boca Raton, and West Palm Beach. Are your drone pilots FAA certified?
Yes. All aerial photography and video is captured by FAA Part 107 certified remote pilots operating in compliance with current federal regulations. South Florida contains significant controlled airspace near Miami International, Fort Lauderdale Executive, Opa-locka, and other airports, so when a property sits inside restricted airspace we request authorization before the flight. If a location cannot be flown legally or safely, we tell you before the shoot and propose alternatives such as elevated pole photography.
Can you work under a master service agreement or as an approved vendor?
We work with brokerages, developers, multifamily operators, and hospitality groups on recurring production programs.
